The following options are available for a wide range of commercial property types:


1. Bridge Loans -- for transitional or time critical situations

      t Interest-only (in some cases an interest reserve account can be established or
               the interest accrued)

      t Additional collateral or other creative solutions may be considered if
               necessary.

2. Permanent Financing -- for most property types

      t    Acquisition loans and Refinancing provided (including cash-out refi's)

    t Non-Recourse options are available.

      t Highest Loan-to-Values available to maximize $-on-$ returns and to                 preserve cash for other purposes.

      t Portofolio Lending provided for both owner-occupied and investment                properties.

      t SBA 504 & 7(a) programs available ('Preferred Lender' status).

      t USDA B&I loans provided for qualified transactions.

3. Equity Capital -- for Direct or Joint Venture opportunities

      t All cash closings.

      t Income-Producing and Owner-Occupied properties are preferred.

      t Will Purchase & Leaseback properties to Sellers who are investment or
              non-investment grade credits (tenants).

      t    New Development considered in select cases (must be compelling
              situation).

      t    Lease up, repositioning, and other value-add opportunities are of interest.

      t Joint Ventures require some "skin in the game" (cash equity) from sponsor
              with a defined exit strategy.

Properties are eligible for consideration in all 50 states, the offshore islands,
and internationally on a select basis.
