Investment Criteria: 

  1. $3mm & above ($10mm preferred w/no upper limit)
  2. Single Asset or a Portfolio of Properties
  3. Non-Investment Grade Tenants OK
  4. Property Types:
    • Office (including Medical Office Bldgs.)
    • Industrial/ Warehouse
    • Retail (including neighborhood or community centers)
    • Multi-Family
    • Full or Limited Service Flagged Hotels
    • Healthcare Facilities (Assisted Living, Hospitals, Other)
    • Sr. & Student Housing
  5. 1st and 2nd Tier Markets
  6. NN or NNN leases are preferred for most property types
  7. 7 years + remaining on Base Lease Term (10 yrs. preferred)
  8. 7.5% Cap Rate & above (8% & above preferred)
  9. Prefer to buy w/ no debt attached (unless existing terms are very good)
  10. Can also consider Value-Add Opportunities for any of the above property types (usually as a JV partner with an experienced local sponsor)
